Taiwan housing price index (Ministry of the Interior)

80hot

28.9% above its average since 2012 | Data for Q1 2026

Hot and cold describe position, not good or bad: warm does not mean a fall is coming, and an extreme reading does not mean a quick reversal. We describe history only, with no buy or sell advice.

What it is

Taiwan house prices: what is measured, and why it matters

What it measures

The housing price index compiled by the Ministry of the Interior’s Department of Land Administration from actual registered home sales (quarterly, 2016 = 100): price changes for Taiwan as a whole. The data begin only in 2012, so it is compared with its average since 2012 (other price indicators use their 10-year average).

Why it matters

A home is the largest asset most Taiwanese households own; house prices shape how hard it is to buy a home and how much mortgage risk banks carry. The familiar Sinyi housing price index cannot be published here, so this site uses this public government index.

Public substituteWe use this in place of “Sinyi Home Price Index”. The Sinyi index uses Sinyi Realty’s own transactions; the Ministry of the Interior’s housing price index uses all transactions in the actual-price registration system and is quarterly. They tend to point the same way, but the numbers differ. They measure similar things, but they are not the same number.

This index begins only in 2012, too short to compare with a 10-year average: its position is measured against its average since 2012, a different yardstick from the other price indicators, and the sample is short.

Where it stands now

Position over time

Data: Ministry of the Interior, Department of Land Administration, housing price index releases (Open Government Data License, version 1.0). Positions: our calculation.

coldcoolneutralwarmhotHatched = earlier periods that were also hot

Short sample: positions start only in 2017 (less than 30 years), so conclusions should be more cautious.

For each period, the changes 1, 2 and 3 years after it began are cumulative and measured from its first month; “What happened next” is measured from every hot month, so the two give different numbers. The events named beside each period are major events of that time, not necessarily related to the readings here.

What happened nextSample too small to draw conclusions (past hot quarters: 22; market episodes: 1).

Has hot or cold lined up with later returns?

Not enough data to judge yet

Fewer than 60 months have 5 years of later data, so we cannot yet judge whether this measure is useful for it.
